This policy explains how we collect, use, store and disclose your personal information when you visit anchorcapital.au or enquire about our Specialist Disability Accommodation (SDA) services. We handle personal information in accordance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles (APPs).

2. The personal information we collect
We only collect personal information that is reasonably necessary to provide our services. This includes:
- Contact details you provide through our enquiry form — your name, email address and phone number.
- Enquiry details — the role you identify with (e.g. participant, support coordinator, investor), your housing timeline, and whether you have SDA funding in your NDIS plan.
- Technical and usage data — collected automatically when you browse our site, such as your IP address, device and browser type, pages viewed, and the date/time of your visit.
- Advertising and analytics identifiers — cookies and similar identifiers used to measure the performance of our advertising (see sections 5–6).
We do not deliberately collect sensitive information (such as health or disability information) through our website. Please do not submit sensitive information via our online form. If you choose to share such information with us directly (for example, to discuss your accommodation needs), we will handle it with additional care and only with your consent.

We collect personal information:
- directly from you, when you complete our enquiry form, call us, or email us;
- automatically, through cookies and tracking technologies as you use our website; and
- occasionally from third parties, such as support coordinators or plan managers acting on your behalf, where you have authorised them to contact us.
4. How we use your information
We use your personal information to:
- respond to your enquiry and contact you about SDA vacancies and our services;
- assess your suitability for our accommodation and manage the enquiry process;
- send you relevant updates and marketing communications where you have consented (you can opt out at any time — see section 8);
- operate, maintain, secure and improve our website; and
- measure and improve the effectiveness of our advertising.
5. Third parties we share information with
We do not sell your personal information. We disclose it only to the trusted service providers we rely on to operate our business. These providers are bound to protect your information and use it only for the purposes we engage them for:

Google Ads conversion tracking & “enhanced conversions”
We use Google Ads conversion tracking, including a Google feature called enhanced conversions, to understand which advertisements lead to enquiries. When you submit our enquiry form, a hashed (encrypted, one-way and irreversible) version of your email address and phone number may be sent to Google to help match your enquiry to an ad interaction. Google processes this data on our behalf to measure ad performance. Your raw email and phone number are not shared with Google in a readable form. You can learn more in Google’s Privacy Policy.
6. Cookies and tracking technologies
Our website uses cookies and similar technologies (including the Google tag) to make the site work, to remember your interactions, and to measure advertising performance. You can control or disable cookies through your browser settings; however, some parts of the site may not function properly if you do.
7. Overseas disclosure
Some of our service providers (including Google, Omnisend, Web3Forms and Cloudflare) store and process data on servers located outside Australia, including in the United States and other countries. Where we disclose your information overseas, we take reasonable steps to ensure it is handled consistently with the Australian Privacy Principles.
8. Direct marketing and your choices
Where you have consented, we may send you marketing communications about our services. Every marketing email contains an unsubscribe link, and you can opt out at any time by clicking it or by emailing us at hello@anchorcapital.au. Opting out of marketing will not affect our ability to contact you about an active enquiry.
9. Accessing and correcting your information
You have the right to ask for access to the personal information we hold about you, and to ask us to correct it if it is inaccurate, out of date or incomplete. To make a request, contact us using the details in section 11. We will respond within a reasonable period and may need to verify your identity first.
10. How we store and protect your information
We take reasonable steps to protect your personal information from misuse, loss, and unauthorised access, modification or disclosure. We retain your information only for as long as it is needed for the purposes described in this policy, or as required by law, after which we will securely delete or de-identify it.

12. Children’s privacy
Our website is intended for adults. We do not knowingly collect personal information from children without the consent of a parent or guardian. Enquiries on behalf of a participant who is a minor should be made by their parent, guardian or authorised representative.
